How would one summarize the last 15 years in retail real estate? Gregory Fonseca, Director of Architecture BDP, expresses it in one word: disruptive. He takes us on an instructive journey through 15 years of retail and retail architecture.

For more than 50 years the EuroShop has been a global innovation and information platform and is one of the most important industry events for the world of international retail. Over 1,750 exhibitors coming from 55 countries will be present at the 21st edition of the trade show. Especially throughout these difficult times, the industry is on the lookout for contacts, opportunities and perspectives. Heidemarie Kriz took a look around Düsseldorf for ACROSS.

The O2’s Entertainment District and shopping outlet, Icon Outlet have experienced a good trading period throughout the January and February half term, which follows a successful 2022 performance.

When he founded ACROSS in 2008, Reinhard Winiwarter said, “I love retail.” That same phrase now serves as his motivation in 2023. In his personal review of the past 15 years, the founder of, editor of, and provider of ideas for ACROSS emphasizes how important it is to orient oneself towards forward-looking topics in the dynamic retail real estate world. However, the key factor that determines one’s own success and that of the industry is passion for the industry.

When it comes to shaping the future in a positive way, it is impossible to overstate the influence retailers can have. Retail and shopping centers should become much stronger communicators of a positive consumer vision, especially with regard to sustainability, says Andreas Steinle, CEO and founder of Zukunftsinstitut Workshop. The crisis year of 2023 must be a year in which retailers recapitulate their understanding of their role.

Chainels has announced that it has closed a Series-A funding round, raising close to 3 million euros from Aconterra and Capricorn Partners via their Capricorn Digital Growth Fund to enhance visibility in the European proptech market.

The O2’s Entertainment District and shopping destination, Icon Outlet, which are owned and operated by Waterfront Limited Partnership, a joint venture between AEG and Crosstree Real Estate Partners, are looking ahead to a successful 2023, following a year of strong performance results and several, notable new brand signings and openings in 2022.

“By investing in human capital, business development and sustainable business strategy, a crisis cannot meet you unprepared”, states Jovana Cvetković, Development, Technical Operations and Innovations Director at MPC Properties. Investing in ESG on all levels is key in 2023 for companies like MPC Properties.

„Cost efficiency and transparency“ – according to Markus Schmut, these are the two big “drivers”, especially for the retail real estate industry in the coming year. We have spoken with Markus Schmut, the managing director of Fairmoney. Using a shopping center as an example of a case study, he shows us what is possible with efficient fixed cost management.

European retail sales have declined in the month of October as consumers struggle with the increased cost of living. However, the real effect will become the new reality in 2023. During Christmas season, shopping places such as the shopping centers managed by the Austrian SES have performed very good. One reason is the focus on a positive customer experience.

Finnish retail real estate tech company HyperIn’s latest mall retailer data shows that sustainability-related tenant offers have risen significantly in 2022, with the word green appearing in up to four times as many offers over the last year. The trend is an indicator for retailers on ad targeting, pointing towards an increasing share of ads for green products and experiences.

Meeting customer expectations for omnichannel experiences is key to the success of the mall of the future, argues Peter Tonstad in his PropTech column. His company, Placewise, is heavily investing in products in order to address the longer-term expectation that shopping centers will become true omnichannel offerings.

Ukrainian Council of Shopping Places, a member of the European Council of Shopping Places (ECSP), has published a report providing insights on how retail destinations are adapting to the war and the impact it is having on the market. This report, which is exclusive to ACROSS, calculates losses and damages suffered by the shopping centre industry, retail turnover losses and shows reopening plans for some shopping centres.

While the pandemic inevitably slowed the growth of the outlet market last year, most centers are performing surprisingly well, as a report by Ken Gunn Consulting for MAPIC also notes. The industry is proving that experience and flexibility are key to a successful retail formula. As a result, key players, in particular, are confident that the current challenges can be overcome.

OUT NOW – LATEST ISSUE! +++ RE-THINK! – How to reassess development, invention and communication in retail real estate. The real estate industry has been in a state of change for a few years now: increasing online retail, the move to multi-channel, changing logistics requirements, a strong emphasis on entertainment, a much higher level of diversity in retail, and last but not least, the big issue of ESG. “Re-think” – is the order of the day.
