Redevco starts redevelopment of 126 Rivoli

An inspiring 13,000 sq m project, the redeveloped 126 Rivoli will bring new vibrancy to the heart of Paris.

Redevco has started a project to redevelop 126 Rivoli, an iconic building located on one of the capital’s main shopping streets where history, culture, and commerce meet. Coming just a few weeks after the announcement that 49 Boulevard Haussmann will be refurbished, this new mixed-use and socially engaged project, designed by Franklin Azzi Architecture, will respond to modern retail requirements and new lifestyle trends in the heart of this prestigious district where tourists and Parisians converge.

Tailor-made according to Redevco’s principles of urban haute-couture, once redeveloped this Haussmann building will offer 13,000 sq m of space spread over 8 levels, with retail (3,000 sq m on 3 floors), offices (4,000 sq m on 3 floors), urban logistics, a lifestyle hotel and a restaurant, all nestling under an extensive roof-top garden with an exceptional 360-degree view of Paris.

Surrounded by the capital’s most beautiful monuments, between the Louvre, Notre-Dame and the Hôtel de Ville, and only a stone’s throw from the Pont Neuf and Île de la Cité, this revitalization project is located in the historic heart of Paris on Rue de Rivoli, one of Europe’s top-10 busiest shopping streets that attracts almost 36,000 visitors a day. An exceptional location that benefits from unrivalled accessibility and visibility, in a hyper-dynamic, fast-changing setting.

Titled ‘BPM’, meaning ‘Beats Per Minute’, the new space at 126 Rivoli marries together significant environmental and societal ambitions, in line with the commitments and precepts of the Redevco group, whose mission is to achieve net zero carbon across all its real estate assets by 2040. A ‘beating heart’, much more than the sum of its square meters, that is destined to become a vital meeting place for mixed activities and multiple experiences, offering a year-round program of cultural and artistic events.

“126 Rivoli is a fantastic opportunity for Redevco to once again demonstrate its expertise as a city-center developer capable of designing high-quality experiential living spaces, based on mixed-use activities and high social engagement. The constant aim of Redevco’s teams is to create exceptional, lively and connected venues that users and visitors enjoy being in and sharing”, says Cécile Pouzadoux, Head of Redevco’s Portfolio in France.

“This project at 126 Rue de Rivoli, a historic building that the Group acquired in 1965, fits perfectly with our strategy of transforming every asset in our portfolio into a vibrant and innovative location for the needs of modern life. The future site, which will meet the highest environmental and social standards, will be perfectly integrated into its urban environment. Through redevelopment projects such as those at Rue de Rivoli and Boulevard Haussmann, Redevco has confirmed its role as a major player in the drive to positively and sustainably reinvent the city of the future”, adds Thierry Cahierre, President of Redevco France.

Both for construction and operating phase, the project has been awarded the BREEAM Excellent certification.
