Kaufland Sofia-Teatralna opens with double Milestone

The new location is the 70th store in Bulgaria, and the first one of the country to be integrated into a modern residential building.

As the demand for retail destinations in central urban areas are on the rise, Kaufland makes a strong statement as it embraces integration instead of isolation with its 70th Bulgarian store.

“This form of mixed-use architecture demonstrates how grocery-anchored real estate functions as a stable footfall anchor for hybrid property concepts. We are bringing local supply to where people live – seamless and architecturally sophisticated,” shared Dominik Uhe, Head of Investor Relationship Management at Kaufland International, on his LinkedIn.

Integrated into a residential complex in Sofia’s Oborishte district, directly at the Teatralna metro station and next to Zaimov Park, the store benefits from built-in footfall and strong neighborhood connectivity.

With more than 14,000 items and a strong focus on Bulgarian producers, including the private label “Brey” and local start-ups, the assortment is clearly positioned around local relevance rather than pure scale.

Nine self-checkout terminals and K-SCAN technology address efficiency and reduce waiting times, aligning with expectations in dense urban settings. Complementary services such as SOpharmacy and Easy Pay reinforce the one-stop approach.

The location also introduces a cause-related concept, with every purchase supporting young acting talent from the National Academy of Theatre and Film Arts. It is a commercially solid format with a clear attempt to anchor itself socially within the district.
