At a glamorous gala evening held in Sofia on 16 December 2025, the most outstanding investment and architectural projects completed in 2025 in Bulgaria were honored as part of the prestigious national competition “Building of the Year.” In the “Retail Parks” category the winner is the extension of XOPark Sofia — the largest retail park in the Balkans, which celebrated its grand opening earlier in May with a three-day celebration.

Inspired by the “city within a city” concept, XOPark Sofia sets new standards for retail formats in Bulgaria. Today the complex offers 55,000 sq m of retail space, with expectations to reach 68,000 sq m — a scale that surpasses most shopping malls in the country. Located at the entrance to the capital from the Hemus Motorway, the complex provides direct access to major highways, while four entrances from all directions ensure maximum accessibility and convenience.
XOPark Sofia also stands out with a completely new approach to its environment: lush landscaping unusual for a retail park, an agora — a public square designed for social interaction and recreation, introduced in Bulgaria for the first time by Trinity Capital, signature facades, asymmetric canopy designs, and retail units of varying sizes, flexibly tailored to the needs of the investor’s retail partners.
Тhe complex’s rich brand mix brings together a strong combination between established international retailers and renowned local operators. Some of the tenants in the extension include Kaufland, HalfPrice, Douglas, Hesburger, Terranova, KiK, Lilly, TEDi, Costa Coffee,IQOS, Deichmann, as well as a carefully curated selection of Bulgarian retailers.
Thanks to the enriched retail mix within the extension, the upcoming renovation of the existing section, the planned opening of Outlet Village Sofia in Q4 2026, and the proximity to two of the largest DIY and construction hypermarkets in the country, the complex is naturally evolving into a one-of-a-kind power shopping destination in the Balkans.
