Revitalizing Ingolstadt: BBE, IPH, and AIP Vision Develop Reuse Concept for Former Kaufhof Building

A strategic alliance of retail and real estate experts – BBE, IPH Group, and architecture firm AIP Vision – has been commissioned by the City of Ingolstadt to transform the former Kaufhof building into a modern, investor-ready space, breathing new life into the city center.

In a major urban development move, the City of Ingolstadt’s economic development agency, IFG Ingolstadt AöR, has entrusted a consortium of experts with drafting a forward-looking reuse concept for the vacant Kaufhof building. The interdisciplinary team consists of BBE Handelsberatung and the IPH Group, specialists in retail real estate, working in collaboration with Düsseldorf-based architectural firm AIP Vision.

The goal is clear: to create a sustainable, future-oriented concept that meets investor expectations while revitalizing the city’s core. “Our aim is to develop a usage concept that contributes positively to long-term downtown development and appeals to potential investors,” says Philipp Klein, Director at IPH Handelsimmobilien.

Markus Wotruba, member of the executive board and head of location and real estate consulting at BBE Handelsberatung, emphasizes the importance of a data-driven approach: “We are placing particular focus on thorough market analysis to determine the optimal mix of uses.”
