CC Real has assumed management responsibility for Avenue Mall Zagreb on behalf of its new owner, InterCapital Real Estate Fund Alfa, which recently acquired the property. The mandate became effective on August 1 and further strengthens CC Real’s position as one of the region’s largest specialists in retail real estate management.
Located in the Novi Zagreb district, Avenue Mall is one of the Croatian capital’s established shopping destinations. Opened in 2007, the property comprises around 28,000 sqm of retail space, approximately 7,000 sqm of offices, and more than 900 parking spaces. According to CC Real, the center benefits from a high occupancy rate and stable visitor numbers.
“Retail assets with strong fundamentals continue to offer significant value creation opportunities, provided they are actively managed and continuously developed,” said Sven Vorih, Managing Partner at CC Real.
Beyond Property Management
For the retail real estate industry, the appointment reflects a broader trend. As shopping centers become increasingly experience-driven and operationally complex, owners are relying more heavily on specialized management companies to enhance asset performance.
Today’s shopping center management extends well beyond facility operations. Leasing strategies, tenant mix optimization, marketing, customer experience, ESG implementation and data-driven asset management have become key factors in protecting and increasing property values.
CC Real said its priorities for Avenue Mall will include active asset and property management, operational optimization and measures aimed at strengthening the center’s long-term attractiveness for visitors, tenants and investors.
Expanding a Regional Platform
The Avenue Mall mandate further expands CC Real’s presence in Croatia, where the company already manages City Center one West Zagreb, City Center one East Zagreb, City Center one Split and Max City Pula. Across the region, the Vienna-based company manages commercial real estate assets worth approximately €3.5 billion and provides integrated investment, asset, property and center management services for institutional investors.
The collaboration also brings together two established players in the Croatian market. While InterCapital Real Estate Fund Alfa contributes long-term investment capital, CC Real will be responsible for the operational development of the property.
Active Management as a Value Driver
The new mandate also reflects a wider shift in retail real estate. Rather than viewing shopping centers as passive investment assets, owners are increasingly focusing on active management to improve competitiveness and create long-term value.
That includes continuously refining the tenant mix, adapting spaces to changing consumer behavior and strengthening the overall customer experience. As competition between destinations intensifies, professional asset and property management is becoming an increasingly important differentiator for shopping centers across Europe.
