QUO VADIS 2026: Strategic Orientation for the Real Estate Industry

From 9 to 11 February 2026, QUO VADIS returns to Berlin for its 36th edition, bringing together around 400 senior decision-makers from the real estate industry, politics, academia and related fields.

By now firmly established in the industry calendar, QUO VADIS traditionally marks the start of the year’s high-level real estate meetings in Berlin. The 2026 programme reflects a sector undergoing structural change. Technological innovation, geopolitical tensions, regulatory pressure and shifting investment conditions are reshaping markets and asset strategies. QUO VADIS addresses these developments by combining economic analysis with political context and practical perspectives from investors, developers, financiers and public authorities.

A cornerstone of the conference is the presentation of the Spring Report of the Rat der Immobilienweisen (Council of Real Estate Experts). Published annually since 2003, the report provides an independent assessment of market sentiment, pricing trends and investment paths. Its handover to the federal government and subsequent discussion at QUO VADIS place the findings in a setting where strategic decisions are prepared. ZIA President Iris Schöberl will introduce the report and frame its results with key future-oriented questions for the industry.

Discussions on a Market in Transition

Across two congress days, discussions focus on resilience and “market normalisation” under conditions of sustained stress. Panels and keynotes examine which segments are stabilising, where structural adjustments are accelerating and how quickly real estate products must adapt in an increasingly competitive global environment. Topics include artificial intelligence and industrialised construction, data centres and logistics, affordable housing, climate risks in portfolio planning, and the transformation of retail and mixed-use concepts.

The agenda also highlights the growing relevance of geopolitics for real estate strategy. Sessions on defence-related assets, Europe’s security landscape and global power shifts aim to translate macro-level developments into concrete implications for investment and development decisions. Complemented by debates on financing structures and investor confidence, the programme provides a strategic overview rather than short-term forecasts.

With its mix of keynotes, moderated panels and structured networking formats, QUO VADIS 2026 once again offers a platform for exchange among decision-makers navigating a period of change.
