Outletcity Metzingen: Sustainable Revitalization of Former Ammer Building

Outletcity Metzingen is revitalizing the centrally located former industrial property, focusing on sustainable refurbishment and functional upgrades.

Outletcity Metzingen is advancing the sustainable redevelopment of the former Ammer company building located between Mühlstraße, Mühlweg and Mühlwiesenstraße. The existing multi-part structure is being comprehensively revitalized, combining selective demolition with new construction while retaining and energetically upgrading large parts of the existing fabric.

The property reflects Metzingen’s long-standing textile and leather-processing tradition. Originally used by the Ammer company — active until 2016 as a wholesaler and distributor of home textiles and furnishings — the building has been operated by the Outletcity AG as retail space since its acquisition. The current project is designed and managed by Stuttgart-based architecture firm andOFFICE, which specializes in sustainable timber construction and the refurbishment of existing buildings.

Following redevelopment, around 800 sq m of retail space will remain on the ground floor, complemented by approximately 600 sq m of office and practice space on the first floor, alongside storage and ancillary areas. A key focus is sustainability: demolition material will largely be recycled on site, façades will be upgraded using prefabricated timber elements, a photovoltaic system will be installed on the roof, and heating and cooling will be provided via an air-to-water heat pump.

Accessibility is also being significantly improved. The former raised ground floor will be lowered to street level, creating fully barrier-free access and a new continuous shop façade along Mühlweg, strengthening pedestrian connections within the district.
