Austrian daily Die Presse has reported that Austrian Federal Railways (ÖBB) is in talks to acquire Wien Mitte, the mixed-use complex in central Vienna that includes the shopping center The Mall. Per the report, the price under discussion is understood to be in the range of €600-700 million, a figure that, if confirmed, would exceed the roughly €500 million paid for Icon Vienna and represent the largest real estate transaction in Vienna’s history to date.
The seller is said to be an investor consortium led by Morgan Stanley Real Estate Investing (MSREI), which took over the complex from UniCredit Bank Austria in 2015 and refinanced it with a €320 million facility from Erste Group in late 2024.
Wien Mitte comprises an estimated 63,000 sqm of office space and around 28,000-30,000 sqm of retail space with roughly 60 tenants, and is directly connected to the Wien Mitte-Landstraße transport hub.
