FOCUS with new tenant – Ukrainian start-up Bafood set to open another restaurant in Warsaw

Bafood, a Ukrainian delivery-first restaurant concept, has joined the list of tenants of the FOCUS building in Warsaw. JLL Poland, a leader in the country’s real estate consulting sector, assisted in the leasing side in the transaction.

“We were very keen to have a restaurant that both made available high-quality dishes in the FOCUS building and offered something different to more conventional options. The building is constantly evolving, and we believe that, among other things, our wide range of services will encourage even more interested parties to lease office space. We believe that having a restaurant in such a well-connected location will allow Bafood to consolidate its position in the Polish restaurant market,” says Wiktoria Weilandt, Senior Consultant, JLL Poland.

Innovative concept Bafood is complementing the buildings strategy to implement changes as part of the development plan by the building’s owner, a European real estate investment manager.  This includes technological changes to the catering zone, which will support orders placed through an app or QR codes.

Bafood is an Eastern European restaurant chain that, like all delivery-first restaurants, does not have an eat-in area. The company’s business is based on hyper-local food deliveries up to five km from the restaurant’s location in less than 30 minutes after the order is placed. The company’s ambition is to both release city residents from the routine of cooking and to become an affordable and high-quality alternative. The first restaurant under the Bafood name opened in Kyiv in late 2020. The Bafood chain started its operations in Warsaw on March 31 this year and intends to expand its presence in Poland.

In September 2022, the FOCUS building, in addition to a take-out food preparation service, Bafood will provide an eat-in area. This will be the first project of Ukrainian origin with such a space. In total, the tenant will occupy an area of about 560 sq m. The restaurant will operate as a pick-up point for orders placed on site using the Bafood app, or online before arriving at the restaurant. Guests who need service support during the ordering process can ask the on-site staff for assistance. Food in the takeaway option will be served daily, from 8am to 10pm, while on-site consumption will be available Monday to Friday, from 8am to 6pm – so that restaurant guests can fully enjoy dishes from the restaurant’s menu in a way that best suits them. In addition, dishes will also be served on an office service/office delivery basis, i.e. delivered directly to the offices of the FOCUS building’s tenants via Bafood couriers.

FOCUS is an office building located at Armii Ludowej 26 Avenue in central Warsaw. The building is within walking distance of metro station Politechnika and numerous tram and bus stops as well as being in close proximity to Pole Mokotowskie. The building’s north-facing windows provide an excellent view of the Warsaw skyline. The FOCUS building offers a total of more than 30,000 sq m of A-class office space for lease. The property’s main tenants are international companies, banks and institutions.
