The properties were constructed between 2000 and 2006 and are fully let to long-standing tenants. The main occupiers include ALDI SÜD at the Hersbruck location, around 20 kilometers east of Nuremberg, Würth in Freiberg, approximately 30 kilometers west of Dresden, and an e-bike retailer at the Adelsdorf site, located about 30 kilometers north of Nuremberg.
The assets generate annual rental income of more than €300,000. The aggregate purchase price amounts to €3 million, with closing subject to customary conditions precedent.
Following completion of the transaction, DEFAMA’s portfolio will comprise 97 locations with a total usable area of approximately 330,000 sqm and an occupancy rate of 93%. The company’s tenant base includes national and international retailers such as ALDI, EDEKA, Kaufland, Lidl, Netto, Penny, REWE, dm, Rossmann, Getränke Hoffmann, JYSK, Action, AWG, Deichmann, KiK, Takko, TEDi, and toom.
