Eurocommercial partners with Kinexio to implement AI sales collection platform across retail portfolio in Italy

Eurocommercial Properties (“Eurocommercial”), which owns and manages a €4 billion portfolio of shopping centres in Belgium, Italy, Sweden and France, has partnered with Kinexio, the leading enterprise software solution for the management of commercial property, to implement and tailor a new AI-powered platform for collecting sales data.

Eurocommercial has adopted the platform as part of the ECP Connect, first across its portfolio in Italy, with a view to expanding it across their European portfolio. The current adoption comprises eight prime shopping centres including Carosello and Fiordaliso, leading retail destinations in Milan, Collestrada in Perugia and I Gigli, Tuscany’s leading retail and leisure destination.

The AI-enhanced sales portal will enable Eurocommercial to collect daily sales data in real-time from multiple sources across more than 750 units at eight assets, as well as estimate any missing sales data using historical trends. This will increase efficiency and accuracy in sales collection, while also saving tenants time in declaring figures through the multi-store functionality. It will help build stronger tenant relationships and ensure that Eurocommercial has the information needed to facilitate accurate benchmarking across properties, zones, and brand categories, thereby supporting more informed leasing strategies. The platform has rolled out across the eight assets from June 2025, and it is planned to be implemented in France and Belgium by the end of the year.

The Kinexio platform, which digitally integrates the management of security, day-to-day operations, communications and sales collection, is adopted across more than 2,200 retail, mixed-use and office assets, with over 600,000 unique users.

David Fuller-Watts, Chief Executive, Kinexio, said:

“It is now common for rents at retail and leisure destinations to be linked to store turnover and so it is critical that asset management teams have a real-time insight into sales performance. We look forward to working with Eurocommercial, one of Europe’s most forward-thinking retail property owners, to deliver the instant sales analysis that will help shape the occupier mix and wider asset management strategy at some of Italy’s most important retail and leisure destinations.”

Viola Manzoni, Business Manager, Digital Transformation at Eurocommercial Properties said:

“We are delighted to expand our partnership with Kinexio and proud to be a first mover in an environment increasingly shaped by digitalization. Making it easier for our tenants to share their daily turnover figures is fundamental to us, and this platform represents a significant step forward. Our assets are dynamic, mixed-use destinations, and by collecting and analysing sales data, we can not only fine-tune our marketing strategies but also better support our occupiers’ performance and enhance the overall experience for our visitors.”
