The real estate market is truly gaining pace after two years of slowdown. New buildings in Bratislava city center have maintained relatively stable price levels despite interest rate hikes, and the combination of a recovering segment and an exceptional project can present a promising investment opportunity. As investors have historically found, purchasing a new apartment in Bratislava prior toconstruction will reap returns, states Peter Píš, JTRE’s Commercial Director.

The gateway to Bratislava’s rapidly expanding downtown has seen outstanding levels of interest: 135 of the 650 residences have already been sold in the pre-sale phase. JTRE’s new Downtown Yards project aims to combine the city’s contemporary cosmopolitan atmosphere with the Nivy area’s tranquil atmosphere. This modern mixed-use ‘sustainable city’ neighbourhood is under construction, and great initial market launch prices for new homes are available right now.

The construction of Designer Outlet Kraków is at an advanced stage, with the building reaching the open shell phase. Located in Kraków’s city center at one of the most popular arteries in the city, Designer Outlet Kraków will benefit from a catchment area of almost 5 million inhabitants and a great tourism potential. The opening is planned for spring 2025.

Following a customer-centric approach, the ‘Trading-Up’ strategy carried out by ROS Retail Outlet Shopping across its entire portfolio has achieved full potential in 2023. In particular, the Polish centers managed by the operator have registered up to 20 new openings, occupying a total gross lettable area of 3,000 sq m. Expectations in the Polish market are also on the rise with the anticipated center extension of Designer Outlet Gdańsk, which is scheduled to open by the end of 2024.

NEPI Rockcastle, Europe’s third-largest listed retail real estate company and the biggest owner and operator of shopping centers across CEE markets by value, is to invest around 600 million Euro in its development and asset refurbishment pipeline to meet strong demand from retailers aiming to tap into the region’s increasingly affluent consumer base.

Start of construction and strong letting success for the new “Food Garden” in the Main-Taunus-Zentrum: In November, construction work began on the new highlight in the middle of the shopping center – a high-quality and varied range of restaurants with five free-standing restaurant buildings, partly covered and partly open terraces, green outdoor areas and sophisticated architecture. The opening is planned for spring 2025.

The jury of the Prime Property Prize competition selected projects with the greatest impact on the commercial property market last year. Promenada, the cutting-edge centre on the right bank of the Vistula River, is proud to be one of them. The mall, owned by G City Europe, took first place in the category of Investment of the Year: Commercial Space Market.

Slovenia’s first Fashion Outlet Village is scheduled to open in 2024/2025. The HG Invest investor group around the Tyrolean company Huter Invest is developing it. Nikolaus Huter, Managing Director of Huter Invest, spoke to ACROSS about the development, the advantages of locations close to the border, and why more and more offline shopping locations should be converted to outlet centers.

Eurovea will soon become Slovakia’s largest and widest-ranging shopping center, with 320 shops, restaurants, bars, and cafes covering 85,000 sq m. Work is well advanced on the center and surrounding area to complete construction, approvals, and preparations for the grand May opening.

ECE is further developing the G3 Shopping Resort Gerasdorf near Vienna and is expanding the offer and tenant mix of the center with its more than 130 stores with new retail, product testing, and experience areas. The aim is to create a unique sport and outdoor focus – on a 5,000 sq m indoor sports retail area and a 3,000 sq m outdoor sports area – as an additional attraction for the center.

Union Investment has acquired the Nürtinger Tor development project via a forward funding deal. The building in the heart of Nürtingen dates back to 1971. Currently known as the Nanz Center, it is being converted into a mixed-use shopping and amenity center. Completion is scheduled for the second half of 2023.

UK retail group Frasers Group has acquired the intellectual property of Scottish sports retailer Greaves Sports, according to a statement published by Greaves Sports.
