The development, carried out as the second phase of a project led by PKB Inwest Budowa in cooperation with TERG, has already achieved an approximately 90 percent pre-let rate at the outset of construction. The leasing process is being managed by Scallier.
The development will deliver approximately 6,8 thousand sqm of gross leasable area (GLA). Confirmed tenants include brands representing the sports, fashion and leisure sectors, such as Martes Sport, Maxi Zoo, CCC, HalfPrice, Xtreme Fitness Gyms and Xtrem Kids.
As Anna Wojciechowska, Senior Leasing Manager at Scallier, points out, the company’s leasing strategy for new retail developments is based on creating a diversified tenant mix that meets both the expectations of local residents and the business objectives of investors.

A key element of commercialization is the analysis of consumer preferences and the creation of convenient, attractive everyday shopping destinations. A carefully curated retail offering enables the development of efficient retail parks that provide local communities with the brands and services they seek most,” says Anna Wojciechowska.
The new retail park is being developed in the immediate vicinity of existing retail destinations, including Castorama and Aura Park, further strengthening the area’s growing commercial hub serving local residents. A key advantage of the project is its location near the Central Highway, providing convenient access from various parts of Ruda Śląska and neighboring cities.
The retail park is scheduled to open in November 2026.
