Garbe acquires two retail parks in Germany for €21.1 million

Garbe Institutional Capital has acquired two further properties in Dahme/Mark and the Bavarian market town Beratzhausen (Germany) for its “ENGA retail real estate fund nr. 1”.

The retail park in Dahme/Mark has around 3,700 sq m of rental space and is fully leased with a WAULT of 12.1 years. The anchor tenant of the center at Schellstrasse 12-13 is REWE. The new building, constructed in 2020, received a DGNB sustainability certificate in gold. The tenant occupation of the neighboring existing building, which was also refurbished in 2020, includes KiK, Mäc-Geiz, Ernsting’s Family, and a restaurant. The property is well visible directly on the federal highway 102.

The local retailer in Beratzhausen, located on Laaberer Strasse, also has beneficial location characteristics. The retail park has a rental area of around 3,700 sq m and fulfills a supply function for the surrounding communities. Long-term leases (WAULT 14.8 years) exist with the anchor tenants EDEKA, Netto Marken-Discount, and a restaurant.

“Both properties are characterized by an excellent micro-location and important supply functions in the respective region.
