THE TOPIC
Investment strategies in retail real estate are becoming increasingly differentiated. While formats such as retail parks and outlet centers continue to attract strong interest, other segments — particularly traditional shopping malls — are undergoing a phase of repositioning and transformation.
At the same time, new investment priorities are emerging. Mixed-use concepts around food & beverage, leisure and community-driven uses are gaining importance, yet often require significant capital expenditure and careful strategic alignment. Across Europe, these dynamics are further shaped by regional differences in market conditions, consumer behavior and development cycles.
The Retail Talks presented by ACROSS ACADEMY will examine current investment strategies and fields of opportunity within the European retail real estate sector, addressing how investors navigate shifting market conditions and identify sustainable value.
The discussion will be hosted by Klaus Striebich, Managing Director of RaRE Advise, and Reinhard Winiwarter, Publisher of ACROSS Magazine.

HENRI EISENKOPF
Director Transactions Shopping Places, Union Investment Real Estate GmbH
Eisenkopf is responsible for European retail real estate acquisitions and disposals at Union Investment Real Estate, with a focus on shopping places, high streets, convenience assets and retail parks across several European markets including Germany, the Netherlands, Belgium, Italy, Poland and the Czech Republic.
Before joining Union Investment, he held positions in fund management and M&A at ECE Real Estate Partners and advised international investors on investment strategies in Korea while working for JLL in Seoul. In 2024, Henri was elected to the Advisory Board of the German Council of Shopping Places (GCSP).
STEFFEN HOFMANN
Managing Partner, ambas Real Estate
Steffen Hofmann is the founder and Managing Partner of ambas Real Estate (formerly iMallinvest Europe), established in 2014.
With more than 25 years of experience across nine European markets, he is recognized as one of the industry’s leading retail real estate specialists. In addition to his advisory and investment activities, Steffen is a member of the Advisory Board of the GCSP and lectures at the International Real Estate Business School (IREBS).
RHYS EVANS
Chief Executive and Director of Pradera Limited
Pradera Limited is one of Europe’s leading retail real estate investment and asset management specialists.
Since joining Pradera in 2016, Rhys has held several senior leadership positions within the company, including Managing Director Asset Management and Head of Asset Management for Pradera Retail Asia.
Based in London, Rhys brings extensive international experience in retail real estate investment, asset management and strategic development across multiple markets. He studied Real Estate Finance at the University of Cambridge.
